A young professional bought a modest 1,000 sq ft apartment in New Gurugram way back in 2019 for around ₹75 lakh. At the time, many believed the market had already peaked. Five years later, the same apartment is worth nearly ₹2 crore in the resale market.
His success was not driven by speculation or market timing. He simply invested in Gurugram and stayed invested. That story has been repeated several times across the city. What began as an affordable suburban market has evolved into India’s most dynamic luxury residential destination.
Today, Gurugram is entering another phase of its real estate journey—one where international luxury brands are becoming part of the city’s residential landscape. The arrival of Tonino Lamborghini Residences on the Southern Peripheral Road (SPR) is perhaps the clearest sign of that transition.
A Market That Has Created Wealth
Few Indian cities have generated wealth through residential real estate at the pace witnessed in Gurugram. Average residential prices have climbed from roughly ₹7,500 per sq ft in 2019 to about ₹19,500 per sq ft by 2024, representing an appreciation of nearly 160 per cent in five years. The momentum has continued into 2025, with several micro-markets recording further double-digit growth.
The gains have been even sharper in emerging growth corridors. Selected stretches of the Dwarka Expressway have reportedly delivered appreciation exceeding 200 per cent over the past three years, while premium properties on Golf Course Road now command prices above ₹40,000 per sq ft.
Compared with conventional investment avenues, Gurugram’s residential market has offered an unusual combination of capital appreciation, rental income and the security of owning a tangible asset. The question for investors is no longer whether Gurugram offers opportunities, but where the next phase of appreciation is likely to emerge.
Luxury Housing Enters a New League
Globally, mature luxury property markets have witnessed the rise of branded residences—homes associated with internationally recognised luxury brands that bring distinctive design standards, curated living experiences and long-term brand value.
Such projects often command a premium over conventional developments because buyers are purchasing more than real estate. They are buying design credibility, lifestyle positioning and brand recognition.
That trend has now reached Gurugram. Signature Global has partnered with Italy’s Tonino Lamborghini to develop Tonino Lamborghini Residences in Sector 71 along the Southern Peripheral Road. The project is being presented as India’s first residential development carrying the Tonino Lamborghini brand. It represents the growing confidence of international luxury brands in India’s premium housing market.
The Tonino Lamborghini brand is frequently associated with the famous automotive family, but the residential project has a different identity. Founded by Tonino Lamborghini, son of automobile pioneer Ferruccio Lamborghini, the Italian lifestyle company has spent more than four decades building businesses in luxury products, hospitality and branded real estate. Its focus is Italian design, craftsmanship and contemporary luxury rather than automobile manufacturing. The Gurugram project seeks to extend that design philosophy into residential living.
The project forms part of the larger SG SPR Estate and is planned across approximately 12.4 acres. The development will comprise five towers, each rising around 40 storeys, housing approximately 812 residences. The design limits each residential core to four apartments, a feature intended to enhance privacy and reduce density. Apartments are expected to be available in 3, 4 and 4.5 BHK configurations, broadly ranging between 2,000 and 2,800 sq ft, with larger layouts also expected.
Lifestyle amenities form a significant part of the offering. Plans include a clubhouse exceeding 50,000 sq ft, interiors influenced by the Tonino Lamborghini design team, landscaped open spaces, swimming pools, wellness facilities and recreational areas.
The project’s reported gross development value of approximately ₹4,000 crore underlines its scale within the National Capital Region’s luxury housing segment.
Looking Through Investment Lens
Real estate ultimately remains a location-driven business. Sector 71 sits on the Southern Peripheral Road, a corridor that has steadily gained prominence because of improving connectivity to Golf Course Extension Road, Sohna Road, NH-48, Dwarka Expressway and the Indira Gandhi International Airport.
The wider SG SPR Estate is also expected to include a substantial commercial district, a factor that could strengthen future rental demand while supporting long-term capital appreciation.
Infrastructure continues to be one of the strongest drivers of value creation in Gurugram, and the SPR corridor is widely regarded as one of the city’s fastest-developing growth zones.
Early market reports suggest launch pricing in the range of ₹16,000-19,000 per sq ft. That compares favourably with established premium locations such as Golf Course Road, where prices have already crossed ₹40,000 per sq ft in several projects.
Historically, investors entering projects during the launch phase in rapidly developing corridors have captured a significant share of appreciation before completion. Market observers also note that branded residences often command an additional premium because of their global positioning and limited supply.
That said, property markets are cyclical. Future returns depend on several variables, including infrastructure delivery, market conditions, construction timelines and overall economic performance.
A More Selective Market
The days of indiscriminate property buying have largely passed. Today’s luxury buyer is better informed and places greater emphasis on developer credibility, regulatory compliance, location, product quality and long-term value.
Industry forecasts suggest Gurugram’s leading residential corridors could continue recording steady appreciation over the coming years, although at a more measured pace than during the post-pandemic boom.
For prospective buyers, due diligence remains essential. RERA registration, payment schedules, project approvals, financing arrangements and delivery timelines should all be carefully evaluated before making an investment decision. International branding may enhance a project’s appeal, but disciplined investing remains the strongest foundation for long-term wealth creation.
